Maintaining an existing facility and services while constructing a new facility

Merchants Bank, Woodstock Ave, desired to update their facility and provide additional services, and that meant a new building. Rather than abandon their present location, they chose to acquire additional land at their Woodstock Ave. location, and redevelop at the existing site. The challenge was, “How to maintain their existing facility and services while constructing a new facility, so that their customers would not be inconvenienced?”
Merchants Bank turned to Nicole Kesselring, PE, and Ralph Nimtz, NBF Architects, to take on the challenge. The goal was to make the site appear as if this were the only building to ever occupy the site.
Issues related to the structure were obvious, but below, surface, water, sewer, and stormwater for the existing facility need to be maintained, while the new water, sewer, and especially stormwater runoff needed to designed, and constructed in an environmentally appropriate manner.
Kesselring configured the site so that the new building could be constructed and be opened for drive through service prior to the demolition of the former building. Once the old building was demolished the new parking lot and stormwater system were constructed, and the new facility became full -service.
The project schedule was critical as Merchants needed to open within a tight timeframe. Kesselring accelerated the permit schedule to allow construction to commence on August 10, 2009, and by November 27, 2009, 110 days later, the new Merchants Bank facility opened for business.

The permitting process ran the smoothest and progressed the quickest out of all of our recent construction projects. Furthermore, despite a week’s delay in groundbreaking, the project was completed on schedule and on budget.
