Maintaining an existing facility and services while constructing a new facility

Client: Merchants Bank
Location: Rutland, VT
Project: Act 250 Permitting

Merchants Bank, Woodstock Ave, desired to update their facility and provide additional services, and that meant a new building.  Rather than abandon their present location, they chose to acquire additional land at their Woodstock Ave. location, and redevelop at the existing site. The challenge was, “How to maintain their existing facility and services while constructing a new facility, so that their customers would not be inconvenienced?”

Commercial Development Project

Location: Rutland, VT
Project: Medical Center Development

From the project outset, special consideration was given to the site design and layout. To mitigate development impact within the Moon Brook Impaired Watershed and the need for an Operational Stormwater Discharge Permit, the aggregate newly created impervious area could not exceed the permitting threshold of 5,000 square feet of new impervious area. Simultaneously, another owner was proposing an addition of approximately 1,000 square feet of new impervious, reducing this project’s impervious area to 4,000 sf.

Ski Area Residential Development

Water Supply Relocation Project

Client: Insert Client Name
Location: Topridge Development, Killington

Enman Kesselring provided engineering for a homeowner at Topridge to construct their home on the two highest lots in the development. Prior to beginning construction an 8″ water main serving the development needed to be relocated because it was in conflict with the house location.

Our office worked closely with the Sunrise and Topridge Developments to evaluate options and design and permit the relocated water main.

Mettowee Community School

Water Supply and Wastewater Disposal

Client: Mettowee School
Location: Pawlet, VT

Mettowee Community School was a collaborative effort to meld four small rural schools, two in Pawlet, and two in Rupert, into a community school. We participated in the assessment of various sites, eventually settling on the site on VT Rt. 133, near VT Rt. 30, a portion of the former Hulett Farm.

Challenges with both water supply and wastewater disposal were expected. Wells within the Slate Valley are often high in several constituents. And, wastewater disposal is a challenge with a high seasonal groundwater table and poorly drained soils.
